The views have to be seen to be believed, taking in the entire Costa Almeria coastline, with both Felix and Enix, the sea beyond and down to Roquetas de Mar and Aguadulce, across to the Cabo de Gata, behind to the Sierra Gador, and on clear days the Atlas mountains of Morocco on the horizon! And if that is not enough, 5 minutes further up the access road you can see the snow capped peak of Mulhacen in the Alpujarras, Spain’s highest mountain.
An excellent and respected local building company in Felix has completed 45% of the build, and if required, could finish the cortijo to the existing design and to the highest standards with double glazing, terraces with arches, heavy wooden Spanish style doors both internal and external, tiling, fitted kitchen, the finished house, for a further cost of 40,000 euros. The work would take 3 months to complete.
The cortijo comes with all the relevant building permissions (an old cortijo/house was built on the land 20 years ago), 2 deeds for each section of the land, and all paperwork in place.The land with the cortijo has many mature vines that are of superb quality, yielding around 450 litres of red and white wine per year and the almond trees provide 300 kilos of almonds. There are also some young olive trees, 5 plum trees, 2 fig trees and 3 cherry trees.The cortijo is being sold as a project to finish, and the price reflects the extra costs to get to a finished house. The main structure is completed, outer walls, roof, foundations. The advantage of the project are the opportunity to own a large new cortijo built to modern building standards, in a select and heavily protected area of Costa Almeria, with probably the best view in the whole of the Costa yet close to Felix village and all the facilities you could ever need in Roquetas de Mar, 20 minutes away. There is the facility to adapt the internal walls to suit the buyer’s requirements, and the buyer would have full control of the construction process and choosing the internal finishes.
To complete the cortijo to the existing design the future owner could commission the same builder and it would cost 45,000 euros extra.
Obviously they may find a cheaper builder, simplify the interior design, or want to do more of the work themselves and this will get
the costs down.
ON TOP of the above they would also need:
1. A kitchen at around 4,000 euros for good quality fittings.
2. Water deposit 8,000 litres - 1,500 euros (good for 8 weeks supply 2 people)
3. The solar power system (good system) including the grant would be 8,000 euros.
